HOW DO I PAY FOR MY NEW FREEDOM ESTATES HOME?
The deposit schedule for your new home is as follows.
- Upon signing of Contract to purchase: 10% of purchase of price
- Upon completion of Foundation: 5% of purchase price
- 10 days before your House is delivered: 70% of purchase price
- Upon substantial completion of garage/sunroom: 10% of purchase price
- At closing: 5% of purchase price

WHAT’S INCLUDED IN THE LAND LEASE FEE?
A. Taxes on land; water for sprinkler irrigation; trash removal; all Home Site and Community Lawn and Landscape Care for plants provided by Freedom Estates; Home Site and Community Snow Removal, including common sidewalks; maintenance of the Community Common areas and street lighting.
WHAT’S NOT INCUDING IN THE LAND LEASE FEE?
A. Electric, Cable, Gas, Telephone, and Water and Sewer services are not included. These services will be separately metered and billed by the respective utility providers.
HOW MUCH ARE REAL ESTATE TAXES?
A. ZERO! In New Jersey, manufactured homes constructed in a private residential leasehold community like Freedom Estates are not subject to real estate taxes.
WHY A ONE YEAR LEASE?
A. The one year lease is a standard term in New Jersey for Leasehold communities. Under New Jersey Laws a leasehold community owner or operator must offer a written lease agreement or rental agreement with a rental period of no less than 12 months to unit owners within the community.
WHY A LAND LEASE COMMUNITY INSTEAD OF PURCHSING THE LAND AND HOUSE TOGETHER?
A. The Land Lease feature provides a way for someone to buy a beautiful new at a very discounted price. It simply is an option created by state & local government to allow a larger group of people have the ability to purchase a new home.
HOW DOES BUYING AT FREEDOM ESTATES COMPARE TO BUYING ELSEWHERE IN CLAYTON?
A. Freedom Estates is the first new community of its kind in Clayton. If you wanted to build a comparable home on your own lot in the Borough of Clayton, the cost would be in the mid $400,000 range. Your taxes, maintenance, insurance, etc, would likely exceed what your monthly fees are at Freedom Estates. You save on the cost of land and you are now a member of a community that offers security and peace of mind since most of your typical home owner maintenance is done for you.
WHAT IF I HAVE A HOUSE TO SELL BEFORE I CAN CLOSE ON MY HOUSE AT FREEDOM ESTATES?
A. At freedom Estates, we accept both Home Sale & Mortgage contingencies based on meeting the following conditions.
*Home Sale Contingency (SDC):
IIf you need to sell your current home to close on your new home at Freedom Estates, we will accept a HSC. - Before signing a contract to purchase, you must present a current CMA (Comparative Market Analysis) which your realtor will provide to you. - Once you have a chosen a home and lot and signed a contract to purchase at Freedom Estates, you must list your existing home with a realtor within 10 days. your listing price should reflect the current CMA. - HSC's are generally good for 60 days, at which time they may be extended. If your home does not sell and another buyer makes a non-contingent offer, you will be offered the following choices:
1. Waive your contingency and close on the house/lot for which you originally contracted, or
2. Choose another lot for your home, or
3. Cancel your contract and have your deposit returned to you.
*Mortgage Contingency:
Freedom Estates accepts mortgage contingencies for new home purchases, with a minimum 20% down payment. You must provide a pre-approval and proof of the funds necessary to complete the purchase.
Mortgage contingencies are generally good for 60 days, at which time they may be extended.
If you are in the process of obtaining a mortgage comment, and another buyer makes a not contingent offer, you will be offered the following choices:
1. Waive your contingency and close on the house/lot for which you originally contracted, or
2. Choose another lot for your home, or
3. Cancel your contract and have your deposit returned to you.
